There are several DIY businesses here affiliated with the Austin Craft Mafia. You should try and look them up because they know everyone.

Downtown austin is not a great spot for retail stores. Hooking up with the austin craft mafia is a good suggestion, they are very friendly and all running homemade businesses like you are.

Also, check out the Northloop - East 53rd street area. The rent is a lot cheaper there and there are a lot of cool little places.

agreed, austin and SOCO areas will be way too high. You might try SOCO south of Ben White, but I think your best bet is the Lamar and Burnet corridors, these are gauranteed to explode with business over the next three-five years due to new zoning regulations going into place there (vertical mixed use).
there is a whole lot of space open all along burnet- right now it kind of looks like all the spaces are languishing but stick around for five years and the whole strip will be hopping. just drive up and down Burnet and you'll see a ton of for rent signs, or your realtor can help you out.
